Buying a home in San Clemente?

 Homes are taking a bit longer because buyers today are pickier than ever. They care more about layout, upgrades, and how a home is priced. Unlike 2020, when homes flew off the market, buyers now want homes that are prepped and move-in ready. Additionally, higher price points and buyers coming from outside the area, even internationally, mean it can take more time. That said, homes that are properly staged, priced, and marketed still sell quickly.

The repairs that worry buyers the most are foundation issues. Even if a home has great potential, serious foundation problems can deter buyers because fixing them often leads to additional issues like plumbing, gas lines, or structural changes. Buyers want a home that is move-in ready, so major structural repairs are their biggest concern.

 Timing can play a role, but it’s not as critical as some sellers think. Nationwide, extreme weather can affect showings, but here in San Clemente, the weather rarely impacts buyer activity. Around the holidays, there are fewer buyers, but also fewer sellers, so serious buyers are still active.

The “spring market” is generally the hottest period locally, but it also comes with more competition. Summer isn’t necessarily the best time to list, since many people are on vacation. Ultimately, every home is different, so while timing matters a little, it won’t make or break your sale.

 Yes, but they’re more targeted than before. Multiple offers are still common on well-priced homes, especially around the $1 million range and below. Properties in good condition with the right square footage continue to attract strong buyer interest. While bidding wars are less widespread than in past years, competitively priced and well-presented homes can still receive multiple offers at any price point.

 The most competitive price range in San Clemente right now is around $1 million to $1.2 million. Buyers in this range are highly active, and homes that are priced correctly often receive multiple offers. If you’re shopping in this segment, be prepared to move quickly and submit a strong offer.
