My client was grieving the loss of a parent while suddenly facing another difficult responsibility: preparing and selling the family home they had grown up in — from the opposite side of the country. They did not just need someone to put a sign in the yard. They needed someone here they could trust to take over.

When I first walked through the home, it felt dark and dated. But I could also see the opportunity. We could have sold the property as-is — that would have been the easiest option. But easiest does not always mean best for the seller.
"Where can we spend the least amount of money to make the biggest difference in the seller's final result?"
Because my client was across the country, I became their eyes and ears on the ground — coordinating the work, overseeing the details, and keeping the project moving. Total investment: approximately $28,000, focused on:

Fresh paint, new flooring, updated lighting and professional staging transformed a dark, dated living space into a bright room buyers could immediately picture themselves living in.

The guest bathroom was one of the areas where a targeted investment could make a significant visual difference without undertaking an unnecessary whole-house remodel.

First impressions start before buyers reach the front door. Restoring the lawn and improving the exterior presentation set a completely different tone for the home.
Once the work was complete, preparation shifted to presentation. We professionally staged the property, brought in professional photography and videography, and created marketing designed to sell more than the features of the house — we told the lifestyle story of the home and the neighborhood. We launched with a neighborhood open house, followed by a packed weekend of public open houses. The market responded.

Before selling a home that needs updating, do not automatically assume you have only two choices: sell it as-is, or renovate everything. There is a lot of room in between. Sometimes a handful of strategic decisions can completely change the way buyers experience a property — and what they're willing to pay for it.
It is easy to look at this story and focus on the numbers — and they are great numbers. But that is not the part that matters most to me. Full service means stepping in when a client needs you to.
My client was grieving, thousands of miles away, and dealing with a family home filled with memories. They did not need me to send them a list of contractors and tell them what needed to be done. They needed someone here who could determine what was worth doing, put the right people in place, oversee the process, and carry the plan through to the finish line.
The home did not need everything upgraded. It needed the right things upgraded.
Before you call the painter, replace the flooring or start picking out countertops, let us determine what is actually worth doing. Start with the strategy. Then decide where to spend.
